Complete rental applications without chasing applicants
Send each applicant one private link for their ID, pay stubs and bank statement. They upload from their phone with no account, every document is checked the moment it arrives, and an AI agent follows up until the file is complete. The same link works for move-in photos and renters insurance.
Free to try with one client, no credit card. Pro is $29 a month for unlimited requests.
Applications, on autopilot
One link per applicant. A complete file in days, not weeks.
01 · When they apply
Send the applicant their checklist
Start from the Tenant application checklist and add your own items. Each applicant gets a private link by email, or scans a QR code at a showing.
02 · Same day
Applicants upload from their phone
No account and no app. Photos of an ID and PDFs from the bank both work, and they can stop and come back to the same link.
03 · On every upload
Problems are flagged on the spot
An expired ID, a statement from four months ago or pay stubs with a different name are flagged while the applicant is still on the page.
04 · Until your deadline
The agent chases what's missing
Reminders are paced to the date you set, listing only what each applicant still owes. Questions like "is a screenshot OK?" get answered by email.
05 · When it's all in
Review one complete file
See everything on one page, download a ZIP or send it to Google Drive. Copies are deleted afterwards.

Applications checked before you start screening
Start from the Tenant application checklist and change anything. Each item tells the AI what a good upload looks like, so gaps are caught while the applicant still has the document open.

The agent does the follow-ups between showings
It emails each applicant their checklist, answers "which pay stubs do you need?" and "can I send a photo?", and paces reminders to your deadline, listing only what's still missing. Applicants can reply to the email with attachments and the files land under the right item. Anything that needs your decision, like an exception to your income rule, is handed to you.
How it compares
Most managers collect applications by email, or through the application module in their property software. Tangentflow does one job: getting complete, checked documents in.
| Tangentflow | Email attachments | Property software applications | |
|---|---|---|---|
| Applicant needs an account | No, one private link | No | Often a portal sign-up |
| Checks each upload | Yes, in seconds | No, you find problems later | Usually not |
| Reminders | Agent, paced to your date | You write them | Varies |
| Answers applicant questions | Yes, by email | You do | You do |
| Move-in photos and insurance too | Yes, same tool | Mixed in your inbox | Varies |
| Pricing | Free to try, then $29/month | Free | Part of a larger plan |
Tangentflow doesn't run credit or background checks or replace your property software. It gets the documents in for your screening process. More on how it works for property managers.
Your numbers
What chasing costs you
Count the emails, the "just checking in" follow-ups and the second requests for the page that was missing. Move the sliders to your business.
Time spent chasing
10 h
Worth of your time
$450
Pro is $29 a month. If the agent takes even a quarter of that off your plate, that's $113 of your time back.
What you get
- Ready-made Tenant application and Move-in / move-out photos checklists
- A QR code for showings that opens a new application
- AI checks on IDs, pay stubs and statements
- An agent that answers applicants and sends the reminders
- Applicants reply by email with attachments (Pro)

Questions property managers ask
- Do my clients need an account or an app?
- No. Each person gets a private link that opens on their phone or computer. There is nothing to install and no password to forget. For sensitive requests you can require a 6-digit code sent to their email before the link opens.
- Can applicants start from a showing?
- Yes. Print or show a QR code for a checklist and each person who scans it starts their own application with their own private link.
- What does the AI check on each upload?
- Whatever you set on each item: that an ID isn't expired and the name matches, that a statement has every page and is recent, and that the file is what the item asks for. Problems are flagged while the applicant is still on the page.
- Does it screen tenants or run credit checks?
- No. It collects and checks the documents. Credit, background and eviction checks stay with your screening provider, and the approval decision stays with you.
- Can I use it for move-in photos and renters insurance too?
- Yes. There's a Move-in / move-out photos checklist with one item per room, and you can add a renters insurance item to any checklist.
- How long are files kept?
- They're deleted automatically after the request is complete or its retention period ends: 7 days on Free and up to 60 days on Pro. Download a ZIP or send finished requests to Google Drive and keep what you need in your own system.
- What does it cost?
- Free covers one open request at a time, with the AI agent on your first one, so you can try it with a real client. Pro is $29 a month for unlimited requests, batches, email replies with attachments, Google Drive delivery and your branding.
