One pay stub by email, the ID by text to a leasing agent, the bank statement a week later. Someone has to track what is still missing for every applicant.

Condition photos are hard to rely on

What you can collect
Start from a ready-made checklist and adjust it. Each item can have its own rules, examples and forms.
- Photo ID
- Front and back required. Checked for a matching name and an expiration date in the future.
- Pay stubs
- Set a count and a date window, such as 2 stubs from the last 30 days. Older stubs are flagged on upload.
- Bank statements
- Every page required and dated in the last 2 months. The applicant is asked to fix gaps right away.
- Rental application form
- Attach your own fillable PDF. Applicants fill it in and sign with a drawn signature on their phone.
- Employer and landlord references
- Collected as text, email and phone questions, so contact details come back in a consistent format.
- Pet information
- A yes/no question, then a photo and vaccination record only when the answer is yes.
- Move-in condition photos
- One item per room with an example photo, so tenants know exactly which angles to capture.
- Move-out photos and video
- Short walkthrough videos or photos per room, collected through a separate request at the end of the lease.
The AI agent does the chasing
The AI collection agent emails each applicant their link, answers questions like which pay stubs count, and paces reminders to your move-in date. - No. Each applicant gets a private link that works on any phone or computer. They upload, answer questions and sign your form without signing up.
- Can I use my own rental application form?
- Yes. Attach your PDF, Word or Excel form. Fillable PDFs can be completed and signed online with a drawn signature.
- How do I send requests to many applicants at once?
- Upload a spreadsheet of up to 100 applicants and schedule the requests. Each person gets their own link and checklist.
- Where do completed applications go?
- Download a ZIP, send files to Google Drive, or post them to your system with a webhook.
- How long are applicant files kept?
- Files are deleted automatically after the request is complete or the retention period ends: 7 days on Free and 60 days on Pro. You can also exclude items like IDs from AI checks.
